2025 Property Assessment Notices were mailed out by Property Valuation Services Corporation (PVSC) on January 13, 2025. For more information about property assessment in Nova Scotia visit pvsc.ca.
Did You Know? PVSC is the independent, municipally-funded, not-for-profit assessment authority for Nova Scotia. They determine market value of properties using mass appraisal following standardized methods and testing.
The Nova Scotia Assessment Act requires that all real property be assessed at market value each year.
Property owners should review their assessment when received.
Assessment staff at PVSC are available to discuss your property assessment and answer questions.
Log into My Property Report at pvsc.ca with the Assessment Account Number (AAN) and PIN on your 2025 Property Assessment Notice.

There is an appeal process if you disagree with your property assessment. Your mail package will include the appeal form. Your signed appeal must be received by midnight on February 13, 2025 and can be sent by mail, email or fax – this information is included in your assessment notice.
In addition to providing annual property assessments, PVSC administers the Capped Assessment Program (CAP) on behalf of the Nova Scotia Government.
The Capped Assessment Program (CAP) places a ‘cap’ on the amount that the taxable assessment for eligible residential property can increase year over year.
CAP eligibility requirements are set by the Nova Scotia Assessment Act and cannot be amended by PVSC. Eligible properties are:
